What's in a report

Everything you'd chase for weeks, on one page.

One address in. Live records from county, state and federal sources out — scored, explained and cited.

Property & parcel

Owner, appraised values, land and building size and use — read live from the county appraisal district.

Market

Population, income and households around the site from the Census, plus where people work nearby.

Competition

Every fuel station and c-store within 5 miles: brand, distance and density, with the subject site excluded.

Site & access

Parcel shape, frontage, corner position, adjoining roads and how many fuel positions the lot can hold.

Environmental & flood

State storage-tank and leaking-tank records, and FEMA flood zones for the parcel itself.

Crime & development

City police incidents around the site and nearby building permits that may change traffic.

Fuel & inside sales

Projected gallons and inside sales from the site, market and competition — with assumptions you can change.

Deal financials

The seller's P&L, tax returns or broker summary turned into EBITDA, SDE and add-backs, cross-checked and valued against the asking price.

Inside a report

Facts with receipts.

Every line names where it came from. Here's an illustrative sample — not a real property.

How it works

From address to verdict in three steps.

  1. 1

    Enter an address

We match it to the right county parcel — and suggest the corner lot or the right tenant parcel when an address is ambiguous.

  2. 2

    We pull the records

Appraisal district, Census, state tank registry, FEMA, city police and permit data — read live at the time of the report.

  3. 3

    Get your verdict

A scored report with strengths, risks, a valuation view and the questions to ask the seller — on screen and as a PDF.

Built to be trusted

No black boxes.

  • Every number shows where it came from and when it was read.
  • Missing data is marked verification required — never guessed.
  • The score is withheld when a key risk, like underground tanks, can't be checked.
  • Seller documents are compared with each other; gaps over 5% are flagged.

Who it's for

Made for people who close deals.

Buyers & investors

Screen sites before you spend on an LOI, inspections or lawyers.

Brokers

Back a listing with sourced facts buyers can trust.

Lenders

A fast, cited read on collateral, risk and the seller's numbers.

Questions

Good to know.

Where does CornerVerdict work?

Texas first: the Dallas–Fort Worth, Houston, Austin and San Antonio areas, with more counties being added. Tell us your market when you join the beta.

Is this an appraisal?

No. A report is research to support your due diligence — sourced facts, risks and a valuation view. It does not replace an appraisal, legal review or environmental assessment.

Where does the data come from?

Public records read live at the time of the report: county appraisal districts, the U.S. Census, the state petroleum-tank registry, FEMA flood maps, city police and permit data, and OpenStreetMap. Every figure shows its source and date.

What if data is missing?

It says so. Missing items are marked “verification required” rather than estimated, and the score is withheld when a key risk — like underground tanks — can’t be checked.

Can I add the seller’s numbers?

Yes. Upload the P&L, tax returns, sales reports or a broker summary (PDF, Excel or CSV). We normalize them, compare them with each other and show what the deal looks like at the asking price.

What does the beta cost?

We’ll share the details, including pricing, when we invite you. Beta testers get early access and a direct line to shape the product.
